Full Management

  • Hassle-free services and full management of your property
  • Collection of rent and notifications when rent is overdue.
  • Prepare and send statements outlining income and expenditure.
  • Prompt sending of rent to your bank or building society
  • Responsibility for any general repairs and maintenance work that is required.
  • A quarterly visit to your property, providing written reports on its condition, as well as any extra inspections you wish to be carried out.
  • Management of all deposits by visiting the properties at the end of tenancy agreement and ensure that they correspond with inventories and/or schedules of conditions.
  • The organization of deposit deductions where necessary.
  • Return of deposit to the tenant at the end of the agreement.

Lettings Only Service

In addition to our lettings and management service we also offer a similar service on a Lettings Only basis, we will:

  • Advise you on the types of tenancy available for your property.
  • Advise you on the rent you can expect to receive.
  • Advise you on what furniture and appliances should be available in the property.
  • Provide you with detailed information on how we will advertise and market your property.
  • Ensure you are fully understanding of your responsibilities as a landlord under the proposed tenancy agreement.
  • Issue you with guidelines on the following regulations which you must comply with as a landlord:
  • The Furniture and Furnishings (Fire Safety) Regulations 1988 (as amended)
  • The Gas Safety (Insulation and Use) Regulations 1988
  • The Electrical Equipment (Safety) Regulations 1994
  • The Plugs and Sockets etc. (Safety) Regulations 1994
  • Arrange appointments for prospective tenants to view the property.
  • Consider and deal with any applications and take up references on prospective tenants and guarantors.
  • Please note that although we will make all reasonable enquiries to ensure the tenant is suitable, we cannot guarantee this.
  • Arrange for the drawing up of the inventory and/or schedule of condition.
  • Prepare and arrange for the completion of our standard tenancy agreement and any other documents, which are necessary.
  • Collect the deposit from your tenant(s).
  • Provide you with information about tenant(s) when handing over deposit(s).
